The old saying goes that “good things come to those who wait” and we’d like to add “except when you’re putting an offer on your dream home.”

It's going to take more than a little luck to get under contract in today's market. If you want to buy a home this year, it's going to take strategy, planning, and attention to detail. You need a real estate agent as your trusted advisor to support you every step of the way. Here are a few of the steps you and your agent should be taking before you even start to schedule showings:

  1. Meet to start compiling your Needs vs. Wants list and to go over the typical home buying process with you (or give you a refresher).

  2. We will set up a custom search for you through the MLS to give you access to properties as they hit the market.We have a wide network of agent colleagues and can often get you access to pre-market (pocket listing) homes so you can see properties before they're available to the masses.

  3. Get pre-approved! You cannot start looking at homes until you have a pre-approval letter on file. At your first meeting, we will have a list of recommended lenders that we know and trust can do a good job for you.

  4. You will need to start gathering your financials documents that your lender will need in order to issue you a good pre-approval.

  5. Open Houses: In the meantime, start going to open houses. Even if you're not quite ready to make an offer, seeing properties in person can help you narrow down your list of needs and wants.
